The studio is beautiful I found the photos to be a little bit deceiving as there was more make up stations set up than I had originally thought based on the photos . For the purpose that I was using it for I found it a little bit tough to navigate without having to move furniture and chairs ect. Overall though I made it work and the space is set up with nice furniture and decor. Communication was great.

Faye's space is stunning! We used it for the Bridal Party to get ready before my wedding and felt like we were in a perfect little wonderland. All the natural light and the spaciousness had us all happily getting dressed and make up done without bumping into each other (which is a big deal when you've got a deadline to walk down the aisle! lol). Faye was super nice on what's expected of us guests, DOS and Don't so nothing was left up for assumptions. Communication was great, Faye responded to my messages in a timely matter and was super sweet! I would recommend this place! Do keep in mind to give yourself extra time for setting up and cleaning up since we forgot about that and had to rush a lot! The studio is beautiful and is exactly like the pictures shown.

Hi Faye, first of all, I absolutely loved your space and would definitely (and already have) recommended your space to many of my friends. I would say that this was the best party ever, but I can't, and I won't. No matter how polite or patient I was with the renters before us, they refuse to listen. When I entered by myself it was around 3:58 (I don't understand how anyone can be so technical and call that 'before 4pm') I remembered your message to me about the renters before us finishing up at 4pm sharp and cleaning up then departing at 4:20pm sharp, I agreed with no hesitation. So I entered, one of the renters spoke to me about her client being late to their appointment so they need a bit to finish up. My understanding was they needed around 10 minutes (they actually told me that they needed around 10 minutes) so I happily agreed, since in the message you sent me said they're be cleaned up and out by 4:20. So seeing they are still renting the place I went on greeting the renters and coming in to set up. When we moved everything we needed into the space it was 4:18 ( they kept on telling us they need 10 more minutes) and the renters say that they have not finished up yet. It was around the time when we were told we would have the space ready and emptied, but the renters ignored us, I felt insulted when they ignored my mother, but mostly because they ignored me. I tried informing them politely many times to try and finish up because we need to set up and it's going to take a long time to finish placing everything and organizing everything. I informed this to the renters as well, that it will take us a while to set up. They keep on saying they'll need more time. Now it seems that the renters before us blame it all on me, but I wonder why they were behind schedule? Oh that's right, it was because the client was late, she did not respect us, nor did she respect our time. (by the way, the civil lady was the one applying the makeup and the other renter woman was the one who was late to the appointment). She said a lot of rude, insulting and blunt things to my mom even though they fully knew she does not understand or speak English. I held back tears while she told me things about my mom I definitely did not want to hear on my birthday. They told me that she was rude, that she doesn't deserve their respect (where?) and certainly a lot more blunt words. It's unfortunate that I have to say this... but I completely broke down after the two renters have left. I cried because of all this anxiety that the renters put on me. I was expecting a good birthday, I wasn't expecting a perfect one, but even just a good day would have been acceptable, but no, I can't even have one special day in the entire year. Now, this is coming from me, not my mother, not anyone else. After the two ladies left I starting sobbing. I hated that feeling, I was hoping people here would be kinder, more understanding, more respectful than this. I guess I was wrong because what I saw that day was everything but respect. I was absolutely shocked at the two renters behaviour towards me and my mother. I admit that my mother raised her voice, (but scream? She would never.) but she did not swear or use any course/insulting language, she simply told the two renters to vacate the area because we were promised the space by 4:20. However, they just sat there, talking, laughing and ignoring us completely, not showing us even a little hint that they are trying to hurry the process, even just a little bit. They did not 'run' out of the space, one of them even had the luxury to stand there and talk crap about my mother right in my face like she was proud of it. But I stood firm, listening to every insulting word she said about my mother, I tried not to cry, I tried not to say anything that would make her talk. Every word she said to me about my mother on that day...I want to forget about it. But I can't. Later I had to tell my mom to not worry about this, she urged me to translate what the lady had said about her but I refused. Even if my day was ruined and teared into shred, I did not want to ruin my mothers day. While I repeatedly apologized to the renters, they never even muttered an apology, let alone a 'sorry'.My birthday was ruined. If it weren't for my understanding friends who attended it, I would've completely lost it. Now they come to you, complaining about our 'terrible' behaviours towards them. And you, seemingly believing every word of it without even hearing our side... Yes we are sorry to hear that you've lost money, but we've lost something even more precious than 'money'; we lost happiness. We, and mostly I, have lost faith in people like you. I have never experienced such a rude incident in my life and for sure have never met anyone more disrespectful than this lady. Faye, I am sorry that you have to deal with all of this.

Hey Cera. Thanks for your reply. The agreement was that you would start setting up around the artist and her customer who would still be working or finishing up. That was the agreement in which I accepted your booking, otherwise, I would have declined your request or offered a 5pm start time only. The makeup artist and her customer took up one corner of the room. There was more than enough room for both parties to complete their work and be happy. You had been welcomed to start setting up around them. That is all this situation needed in order for everyone to be happy. It was unfortunate that the customer was late, but in a situation like that, all that needs to be done is for everyone to be understanding of one another and find solutions. Your birthday would not have been ruined if you and your Mother would have done that and under no circumstance should voices be raised like that. I do have security cameras and have watched the footage.

Myself and a friend rented this space to provide a place for our best friend to get ready for her wedding. The studio was stunningly beautiful and the pictures are true to what you will find. We had a hair and makeup artist attend, and she stated she had seen this studio many times on Instagram and was very excited to be in the space. Faye, was very attentive, helpful and very easy to communicate with. This place would be amazing for a wedding photo shoot as well. My only regret is that we didn't get a picture of the Bride on the beautiful vintage couch! I highly recommend this space!

This is an absolutely lovely space and Faye was absolutely fantastic and responsive to deal with! My only two drawbacks to this space: 1) securing parking even between 10-6pm was more challenging for us than what was communicated to us. 2) there are quite a bit more items in the space than what is currently in the pictures, so I recommend updating the pictures a bit. I saw a blank wall that I had intended to project my power point on to, but all the walls were covered in shelves and items when I arrived. Other than that, it was a great and welcoming space to teach, the price was fantastic - I highly recommend it and Faye as a hostess <3

This place was perfect for my sister's bridal shower! Communicating with Faye was easy via messaging or text and I was able to see the venue beforehand. Very nicely decorated :) so not much needed to be done to add decor for my white/gold themed shower. The kitchen was nicely stocked with several serving bowls and utensils that I was able to borrow. If you have more than 15 people, I suggest bringing/renting your own stools for more seating. Would definitely rent again :)

***This warning is intended for all of those who are potentially considering renting this studio space.*** As an avid Airbnb user, I understand the general protocol that both owners and renters ought to abide by when conducting an agreement. Unfortunately, my first time utilizing thisopenspace was a horrific experience, primarily due to Faye's extremely unethical and manipulative behavior as a supposed "professional business woman." Upon initial contact with Faye, we were able to quickly establish an agreement that entailed me having the studio from 3pm-2am on Saturday, May 6th, 2017. As the day approached, and 3pm rolled around, Faye contacted me asking whether or not it was possible to come at 4pm, without any mention of reimbursement for the lost, and already paid for, hour. Her reasoning stemmed from the fact that she had overbooked her previous clients and was in a rut. As a strong believer in good business relations, especially from the get-go, I decided to "take the punch" and told Faye that we would wait until the previous group had finished, before moving in. To our unpleasant surprise, the place resembled a pig-sty. The floors and counter tops had residual debris that the previous group had left behind, the multiple garbage bins were all full and needed to be taken out, and there were dirty dishes in the kitchen sink. At this point, not only did we lose an hour of our time that, once again, we paid for, but we now had to clean up the mess that the previous users had left behind. Essentially, we were now 2-3 hours behind schedule, solely because of Faye's overbooking and inability to provide her new clients with a clean studio. Once again, we took the punch. As the night went on, Faye checked in a multitude of times (via text) to make sure that we cleaned up after our event was over, since she had new clients coming in at 6am for a photoshoot. The sheer amount of messages that she composed were overwhelming and harassing in nature (to say the least), however, I clued in that she had, again, overbooked and was short on time to inspect the studio herself. I assured Faye that her studio would be left in pristine condition. The next day, around 2pm, Faye texted me saying that she was horrified with the condition that the studio was left in and that she had to call a plumber and a cleaning maid. Her further text messages were emotionally enraged and resembled an extremely unstable individual, a trait that impedes all successful businesses. I assured her that we had tidied up and that the studio was in immaculate condition when we left, but that I was willing to come by to inspect the supposed "mess" with her. Unfortunately, Faye never replied. Instead, I was contacted by thisopenspace at which point I was told that $175 of my damage deposit was going to be deducted. Quite unsatisfied with the verdict, I asked to see the plumbing and cleaning service invoices, as I am entitled, both morally and legally, to know what I am potentially paying for. Thisopenspace agreed, and contacted Faye, requesting the invoices. A few days later they sent me a picture of a cheque, with no ID number, no issuing persons name or signature, and told me that that's what Faye sent as proof of payment for the cleaning services. Furthermore, the plumbing was now apparently done by her, so there was no invoice for that, nor were there receipts for justifying a $75 self-plumbing service. However, there were pictures that Faye sent to thisopenspace as "proof" of the mess. The pictures portrayed a poorly staged, and clearly set-up environment, one that could have only been created by an incompetent and raging individual. It was evident that Faye was attempting to steal more money. In the the end, Faye's overbooking tendencies and desperate attempts at stealing the damage deposit only led me to conclude that she is in financial turmoil of sorts, either debt or personal issues. The damage deposit has unfortunately been taken, however, legal actions are underway. Thus, if you do not enjoy being manipulated, lied to, overwhelmed, and overall have a sense for justice, I would not recommend renting Faye's studio. Her attitude towards doing business is disgusting and, well, so is the back alley view from the balcony that she hides so very well in all of her photos. - Your fellow neighbour

I have been very careful not to be rude toward you Luka. Your claims in this horrific review are nothing but lies. It shocks me that you would even want to write such a mean, attack on a person who has done nothing to harm you. You wrote to me to tell me what wonderful time you guys had had and of course, myself and the other people that live/work in this building know that. We have a building Facebook group and there are pictures of men sleeping outside on the lawn with a bottle of Crown Royal laying next to them (which I had to pick up the next day). There were two noise complaints. My studio was turned upside down Luka... I asked you to do me a favour and come at 3.30pm instead of 3pm...not 4pm. We have a text feed that says this. You said you were running late anyway so it was no issue. It wasn't because we were over booked but it was because one of our clients was running late and I figured, why not ask Luka if it is okay to come 30 minutes later. And it was. You said you were running late anyway. If you wanted 1/2 hour rental ($17.50) reimbursed, I would be more than happy to give it to you. You didn't ask so I didn't know that that had upset you so much. I am sorry. I can certainly ask thisopenspace to send you back $17.50. I am more than happy to agree to that. I wish you had mentioned it before. Please don't lie and say you arrived to our studio being a pig sty...that is so hurtful. We run a pristine location and always present it this way. The only time it has ever been a pig sty was after you were here. I know you guys had been drinking a lot and perhaps thought you had left the place pristine but you really didn't. And no, I did not stage the images. That is extremely insulting. I took those images while I was shaking and almost crying, looking at what somebody had done to my business after I had clarified our agreement time and time again. I told you I couldn't rent it to you if you didn't leave it exactly how you found it but you promised me you would...I don't know what went wrong here. I can confess that a bin or two may have been half full and I should have taken the time to empty them completely for you, I do apologize for that. But the rest of your claims are absolute lies and I don't know why you feel the need to publicly lie and insult me when I have done nothing to deserve it. I had cleaned the studio 30 minutes before you arrived and after I had left,there was one model and one photographer in there for 30 minutes. Two people I know very very well and I know they would not have left the studio untidy in any way. Claiming it took you 2-3hours to clean up in absolutely absurd. Considering I have never made a claim on thisopenspace before and have fantastic reviews, I am sure you can see that I have been very genuine. I charged you the $100 cleaning fee that you should have been charged in the first place. You were not charged any clean fee under the agreement that you would do it yourself and you didn't. So that was completely justified. I am sorry that the cleaner I hired was self employed and not from a big business with a business number. Most cleaners don't... I then asked for another $75 for my time. My time spent dealing with a toilet full of vomit, blood and all of the other sorts of sewage that was clogging it. My time spent talking to the two people who issued noise complaints. Luka, you left a big huge mess and I did not ask for anything but cost reimbursement. Your claims I was harassing you with texts are really unfortunate. Again, look through our text feed. I texted you about three times nearer the end of the night to ask you to turn off the music as I was getting noise complaints from people who live in the building. I think this is completely understandable.

We rented Faye's space for a birthday cocktail party for about 30 people. Everyone loved the space and there are plenty of little things to look at and talk about around the venue. Thanks Faye for letting us use this beautiful space. Lewis

Hosted a baby shower in Faye's space and it was perfect! Everything was there and we got so many compliments on the venue choice. Every guest had something wonderful to say about it. Would definitely book again! Beautiful space with so many lovely features.

Faye never specified that I had to message her the day before to get the access code for the studio. I messaged Faye an hour and a half prior to arriving there with no response. I called several times but all I got was voicemail. Luckily we had a hairstylist there that knew the number to Faye's assistant and we finally were let in 15-20mins after the booking time. If we didn't have the hairstylist there, I'm sure we wouldn't have been able to get in. Overall, the studio was very nice and beautifully decorated.

Used her space for a boudoir photoshoot and the location far exceeded my expectations. Her space was beautifully decorated and awash in lovely indirect natural lighting which was perfect for photography. Free street parking right in front of the building was a pleasant surprise. Faye was available and helpful throughout the entire process.
