Our newly renovated studio is a clean, bright, open space located in Downtown Toronto's studio district. We are available for photoshoots, video projects and workshops. Unlike most studios, we include 2 professional photo lights + high quality modifiers with each booking. A professional studio space featuring 14' high ceilings, access to a large freight elevator (6000 lbs weight limit) and large 9' x 15' north facing windows. With beautiful northern exposure filling the space, we are the perfect location for natural light photography.

BACKDROPS

We stock a wide selection of seamless paper rolls (Approx. 27) for use during your booking. Rates for seamless paper usage is as follows:

• $10 setup fee per roll to use as portrait background

• + $5 for every foot that touches the floor or gets damaged

• Seamless papers are to be measured and paid for through This Open Space via security deposit or added to your quote prior to accepting offer

• Muslin backdrops are also available upon request at $40 each per booking. Please message for further details.

ARRIVAL

• If crew members need to load in earlier than requested booking time, please send a request ahead of time and we'll edit your invoice to reflect new time

• If crew / guests are running late, let us know if you require additional time, and we'll try our best to accommodate your request

• Please inform guests ahead of time to bring clean, indoor shoes or slippers. Especially during rainy days and winter months when we have a strict 'no outdoor shoes policy' due to puddles left behind by slush.

• Renters are required to pay $20 per additional attendee past the 8 count limit (no exceptions)

DEPARTURE

• Allow 25-45mins (depending on production) for tear down, tidying and clear out towards the end of booking

• In-studio backdrops should only be handled by studio staff. Please ask for assistance when you're ready to swap out seamless rolls

• If damage is incurred to studio property or equipment, kindly advise studio staff prior to departure in case coverage or replacements are needed

• If more time is required and the studio is not booked after your allotted time-frame, ask studio staff if an extension may be arranged. Same day overtime requests are charged at $60/hr for stills and $80/hr for motion.

LIABILITY

• Since this is a professional working environment, we do not permit alcohol in the studio or anywhere on the building premises

• Smoking is strictly prohibited in studio or on building facilities (this includes areas outside the building entrance). The building owner has requested for tenants to inform guests who must smoke to do so across the street or at least 10 meters away from any entrance

• Any missing items or damages incurred to equipment, studio or studio belongings is solely the responsibility of the renter. The renter is required to cover costs for missing or damaged items

• Inkast Studio and Saichel Developments Inc. will not be held liable for incidents, accidents or injuries that occur anywhere in the building, or on the studio premises during your rental period

• Additional cleaning fees automatically apply for shoots involving hair cutting, glitter, body art, sand, extra dirt left behind on walls, tables, chairs and equipment or other elements that require extra time to clean ($50/hr)

• Items delivered before or left after a shoot, are strictly the responsibility of the client. Inkast Studio cannot assume any responsibility for loss or damage to items

• Studio furniture such as the couch, round side table, vases or plants are not to be re-arranged or used as props unless a rental agreement is arranged

• Coloured sprays and toxic aerosol sprays that need proper ventilation are strictly prohibited from being used inside the studio or anywhere on the building premises

• No sexual activity of any kind is permitted on site. If warned once and it continues, your booking will be immediately terminated

• Water or any other types of liquid element shoots are restricted in the studio and on the building premises

• Fire elements, candles or anything that may cause a spark is not permitted anywhere in the studio

• Upper level of studio is off limits to anyone other than studio staff assigned on booking date. Please message us through This Open Space platform if you need any assistance or have any questions. Please do not climb up the stairs for any reason as it will be considered a trespassing violation

• Any missing items or damages incurred to equipment, studio or studio belongings is solely the responsibility of the renter. The renter is required to cover costs for missing or damaged items

ADDITIONAL TERMS

• Animals of any kind are not permitted in studio or on the building premises

• Age range for guests in studio are 0-1 or 7yrs and up

• Cleaning and maintenance fee is for regular cleaning and maintenance, not for cleaning up messes. Please respect the space and wipe any spilages, put garbage in the garbage can, put tables and chairs back where you found it before you leave. If you leave a mess, you will be charged extra

• Please do not disrupt other nearby units or use other parts of the building premises to shoot or loiter

• Please keep voices and/or music volume at a decent, respectable level so as not to disturb neighbouring studios. Other spaces may be recording audio as well

• Studio is monitored by video camera as a security measure and for liability purposes

CANCELLATION

• Please note that there are no refunds for unused hours on the day of your booking as we’ve already blocked the time from our calendar. If you need to shorten your booking time frame, please do so within 7 days notice. Bookings can be with no fee if 7 days notice is provided. Late cancellation requests (less than 7 days notice) are subject to a $120 cancellation.

• Payments for all bookings are non-refundable.

We used Sherlyn's space for a filmed, live stream event and the space worked out fantastically for our pretty specific needs. This space is very versatile, clean, and has excellent amenities for professional photoshoots and film projects. The communication was excellent and responsive, and Sherlyn even accommodated a pre-booking site visit which proved very helpful. The only thing I'd say could be have improved is having AC, as a few of our cast members felt uncomfortable past the 2-hour mark. That said, our on-site host tried his absolute best to make us feel comfortable as possible with a powerful fan.

Thanks for the review Geoff, we enjoyed hosting you and your team for your live stream event! In regards to the AC, we typically have a very comfortable work environment in our studio, however, during that particular timeframe the building experienced a small issue with the HVAC. Thankfully the property manager has since resolved the issue and the system is back to running optimally. Nevertheless, we’ve taken extra precautions and purchased a separate unit for the studio to prevent this scenario from happening in the future. We are always improving and updating our space to make it the best possible experience for our guests. We appreciate your feedback and hope to host your team again soon.

Sherlyn's and Tavis' space was amazing! My Manager was pleasantly surprised with the space during the visit. It was very open and clean, and aesthetically pleasing. During the photoshoot day, Tavis provided excellent client service and helped with making it run smoothly for the on-site staff. It will definitely be a space that we will be using again!
