From vacant downtown retail space, to an art gallery inside a heritage building, or a converted shipyard wedding venue, consider these suggestions for making the best of your thisopenspace listing.
Snap The Right Photos
While taking and posting good pictures for your listing seems like obvious advice, we can’t stress this enough. With more and more listings on our site each day, it’s necessary to take the extra time to showcase your space as beautifully as possible to stand out of the crowd.
While it’s nice to have a photographer come take photos of your space, if you don’t have the budget the good this is you don’t need a professional photographer to make this happen. There are simple things you can do to enhance the photos of your space. Here are some of our favorite techniques:
- Open any window coverings to allow natural light and turn on all lights.
- Organize and put away objects that clutter your space
- Clean all windows, mirrors, tables, countertops, and floors
- Highlight amenities that your guests will enjoy
- Remove any items which are not included with the space
As a host on thisopenspace, your listing will look best with a minimum of four photos per listing. There is no maximum to the number of photos you can upload, the more the merrier. Recommended requirements are 1024 x 683px (3:2) and higher resolution photos are encouraged.
Guests use thisopenspace for a few key reasons - not only are the interested in finding a unique space, but they know that renting short-term space in distinctive locations is more cost effective than traditional venues and investing in permanent space. They expect hosts to upload the Guest Guarantee.
Giving your guest a reasonable price will make it more likely for you to receive a glowing review, and have your guests singing your praises to their network and leading to more repeat business for you.
Tip: Search for listings similar to yours to determine the market rate and competitively price your space. For new listings, you may want to price your space lower than market rate to attract guests. As your spaces gets more popular, you can update your pricing. Avoid misquoting your potential guests and consider providing discounted community rates to organizations that align with your values.
Create a detailed and complete listing page and keep it up to date. This includes pricing. Let your potential guests know what type of events you would love to see in the space, and which events are not the right fit by listing this in your About. You will be more likely to receive requests from guests who are the right fit for your space.
Communicate, Communicate, Communicate
Think about it - when cost, neighborhood, foot traffic, and quality are the same, how do you select a space? More often than not, it’s the host that is the kindest, the most responsive, and the most flexible.
A super quick response may be the thing that positions you as the front runner. Be as pleasant as you can with responses, as timely as you can, and you’ll see an uptick in bookings.
